Effective budgeting and accurate financial reporting are some of the most important tools Marathon provides owners. Marathon’s management reports are used by property managers and owners to facilitate monitoring of each property’s performance, ensuring that actual on-site results mesh with all occupancy and operating reports in a current, seamless, and transparent manner.

Daily/Weekly Reporting

Residential Status Report
provides detailed real-time information on revenue and non-revenue producing residential units, garages, carports, and ancillary income for the current and previous 52 weeks with snapshots of the property’s performance as of Sunday of each week for comparison purposes.
Weekly Recap
provides a 52-week running summary of critical residential apartment leasing information. This section of the Status Report provides a snapshot of weekly and year-to-date trends.
Weekly Traffic Recap
shows all telephone and visitor traffic, as well as leases by day, week, and year-to-date by source.
Street Rate Schedule
this is perhaps our most useful report. This weekly report provides on-site staff with the most optimal rent for each vacant apartment. Example of how this is useful: This report summarizes apartments together into logical groupings (i.e., common style, floor plan, level, view, etc.) and establishes the most optimal rent (Street Rate) to be charged on turnover based on apartment inventory, occupancy and the market. This report is closely monitored to ensure maximum occupancy rates are being achieved at the highest possible rents.
Daily Call-back List
produced as a by-product of the Daily Traffic log, this report is submitted daily to the property manager for monitoring. The report formalizes and facilitates the follow-up of prospects by leasing agents until prospects have arrived at a leasing decision.
Tenant Profile
provides useful information about the property’s tenant population, including residents’ ages, income levels, and locations and length of employment as well as other pertinent information.
Make Ready Worksheet
provides site managers and maintenance staff with an organized list of maintenance needed at the property for the forthcoming week.
Available for Rent Report
provides managers and leasing agents with a list of all turned apartments that have become available for leasing.
Rent Increase Analysis Report
provides a 12-month analysis for determining the most optimal amount and time to implement tenant rent increases. This analysis is also used in the calculation of the annual budget.
Rent Roll
a real time detail/summary of effective rents.

Property Owners receive the following minimum reports in their Standard Monthly Financial Statement Package:
